Conveyancing fees

Our fees for residential property work are generally on a fixed fee basis. Please note that in addition to our fees you will have to pay the disbursements of your transaction (see below), and which you will be advised in our client care letter.

Sale with share of freehold
An additional fee of £350 plus VAT will be charged in addition to our Standard Fee Table above

Shared ownership purchases and Staircasing
Our fee for acting in connection with purchase of an initial share of a new shared ownership lease (as opposed to purchase of an additional share) is £1,200 plus VAT. 

If you are buying additional shares in the property (i.e. staircasing) our fees are £750 plus VAT. On purchasing the final share (Final Staircasing), if the freehold interest will also be transfreed to you, an additional fee of £500 plus VAT will be charged to deal with the freehold transfer.

If you are purchasing a shared ownership property on a re-sale, our fee will be based on the purchase price as per the Standard Fees Table above.

If you are selling a shared ownership property, our fee will be based on the sale price as per the Standard Fees Table above.

Right-to-Buy
Our fees for acting in connection with a Right-to-Buy purchase 
will be based on the agreed price as per the Standard Fees Table above, but with a minimum charge of £1,200 plus VAT.

Re-mortgaging
Our fees for acting in connection with a re-mortgage will start from £750 plus VAT.

Transfer of equity
Our fees for acting in connection with a transfer of equity will start from £650 plus VAT.

Enfranchisement and Lease extensions
Our fees for acting in connection with the enfranchisement of a property start from £1,750 plus VAT but we can offer a reduction if we act for multiple leaseholders at the same building at the same time.

Disbursements
During the course of your transaction there are likely to be payments due to third parties, i.e. "disbursements". For purchases the disbursements are likely to include search fees, stamp duty land tax, Land Registry fees, notice fees and bank transfer charges. For sales the disbursements are likely to include the cost of obtaining copy documents from the Land Registry and fees payable to your landlord for providing standard sales information.

For an estimate of the disbursements applicable to your transaction, please contact us directly with details of the sale/purchase price and whether you are dealing with the freehold or leasehold interest in the property.
